These apartments are ideally placed for peace and quiet in Montcalm ward. They are as close to the Provincial Museum and Cartier avenue (with its boutiques and restaurants) as to the Parc des Braves and the Grey Terrace lookout. You can actually walk to the "Grand Théâtre".
The building dates from 1954 and has been upgraded as the need arose. The janitor lives in the complex. Hardwood floors are the norm. Bicycle racks are provided for the residents. Some appartments have a reserved car parking space in the inner courtyard
These are luxury apartments. Beyond ground level, there are only apartments of 6½ rooms. According to their setup and tenants' choices, they offer 3 bedrooms (or 2 bedrooms and an office) a living-room (with French doors), a kitchen and a dining room (that could alternatively be used as a family room).
Floors are hardwood, except in the kitchen area; ceilings are higher than normal and the total area is around 1,400 square feet (130 square metres). New panoramic windows and refurbished balconies face the park in such a way that one can easily observe the rising and the setting sun. One elevator serves 6 apartments. The monthly rent for the 6 1/2 room units varies from about $1,300 to $1, 500, including heating and parking.
All these large apartments provide for clothes washers and dryers and for dishwashers.

in profitable investments other than real estate, instead of getting involved

The
Learmonth unit (back-toback with the Grande Allée unit)
On this quiet cul-de-sac
(the first street north of, and parallel to, Grande Allée), there
are different size apartments, from 3 1/2 to 5 1/2 rooms, with hardwood
floors. Prices vary from $625 to over $950 a month, including heating.
Most larger apartments are washer and dryer ready; a laudromat is accessible
in a neibouring building.
Management gives as much consideration to tenant well-being and comfort in these apartments as it does for its luxury apartments on Chemin St-Louis, on the other side of the inner court (see above). The same janitorial team is responsible for both sites. Windows and balconies have recently been refurbished.
Their unique situation on
a cul-de-sac allows for easy on-street parking (thanks to a municipal sticker
available for about $50 a year).

The
neighbourhood
Battlefields Park is 25
metres from the front door. There, one can indulge in various leisure activities
depending on the season. A 3 km long circular roller-blade track is available,
pedestrian trails allow one to walk through the park as far as the Chateau
Frontenac. Nordic ski trails are maintained daily throughout
the winter. Jogging, sunning, bird watching or just plain people-watching
give nature lovers quite a choice.
You can even play host to parties of 14 to 100, across Grande Allée, at the Québec Museum, for cocktails or a meal by making arrangements with their reception & catering services ; they will provide the setting and the caterer !
As far as formal education
is concerned, the apartments are less than one kilometre from the Quebec
High School and St. Patrick's, Collège
Merici (a private French-language cegep) and Collège
Garnier (a private French-language high school) .The F.-X. Garneau
and Ste-Foy French language
cegeps and the St-Lawrence campus of Champlain
Regional College (English cegep) are within reasonable distance. Laval
University is less than 5 kilometres away. City buses stop at our front
door, on chemin St-Louis.
